A small, already-sorted flat can be a few hours. A fully furnished family house with a loft and garage is more often a day. A large property that has been used as long-term storage can run longer than that.
The honest answer is: it depends on volume and access, not on the number of bedrooms on the estate agent’s listing.
What slows a job down
- No nearby parking, so every load walks further
- Stairs instead of a straight run
- Cupboards that are still full
- A loft that was described as “a few boxes” and is not
- Sorting for reuse rather than loading mixed waste
- The family still deciding what stays while the van is outside
That last one is common and human. It is also why decisions should be made before the date, not during it.
What speeds it up
- Rooms already emptied of documents and keepers
- Clear written scope
- Driveway or nearby loading
- Photographs that matched the property
- One person who can answer questions on the day
Probate jobs
Probate clearances are not automatically slower, but they pause more often. An unexpected bundle of letters or a box of jewellery should stop the room, not go on the van. Build a little slack into the day if the house has not been searched.
After we leave
The rooms should be in the agreed state the same day. Sorting of the load — reuse, recycling, disposal — continues off-site. That is not extra time you wait in the house for. It is why a responsible clearance takes more thought than a skip on the drive.
If a sale completion is driving the date, say so when you request a quote. We will be plain about whether the diary can meet it.
