How Does Probate House Clearance Work?

A practical explanation of probate house clearance for executors: sorting, valuations, remote access, solicitors and when the house is emptied.

Probate house clearance is the emptying of a property that belongs to an estate. The legal work — grants, tax, beneficiaries — sits elsewhere. The practical work is the house: what is kept, what is recorded, and what is removed.

The order that usually works

  1. Secure the property and find the keys.
  2. Take the personal things that must not be mixed: documents, photographs, jewellery, medicines.
  3. Decide whether any contents need a closer look for value.
  4. Agree which rooms are being cleared.
  5. Book the clearance.
  6. Leave the house in the state the executor or agent needs for sale or handover.

Skipping straight to step five is how sentimental and saleable items disappear.

Who gives the instruction

The executor, an administrator, or a solicitor acting for the estate. If several siblings are involved, get the plan in writing before anyone starts. A clearance company should not be asked to referee a family argument in the hallway.

Remote executors

If you do not live near the property, you can still run this. Photographs, a video walkthrough and a room-by-room list are enough to quote. Access can be arranged with a keyholder if you authorise it. Be specific about anything that must stay. “Clear the house except the front bedroom” is an instruction. “Use your judgement” is not, when the owner is not there to correct a mistake.

Where valuations fit

Clearance and valuation are different jobs. One removes contents. The other documents them. Some estates need both. Some only need the empty once the family has already sorted the house. If a solicitor has asked for a formal probate valuation, check what standard of report they mean before you instruct a clearance firm to “value as you go”.

Solicitors and estate agents

We can work alongside either, provided the instruction is clear. Agents often want a house empty for photographs. Solicitors often want a record of what happened to the contents. Those are compatible aims if they are stated at the start.

The service page for probate house clearance covers the same ground from the booking side. The executor checklist is the shorter list to print.
